Synopsis:  The City of San Marcos, Texas adopted a Smart Code for redevelopment within their existing urban footprint and as an option for Greenfield development. This site became a test case for new development. A pedestrian-oriented community was designed with a variety of residential lot sizes, a community core with commercial and residential uses, a senior housing component, office, conventional multifamily, and light industrial land uses. Circulation Plan roads, drainage courses, major power transmission lines, and a gas main provided design constraints.
