Synopsis:  Creating an independent community that can also function as the “front door” to much more extensive acquisitions was a challenge for this 600 ac. tract in Hays County, outside of Kyle, Texas. Conceptual planning services were provided for this rural tract. Topographic constraints, a major drainage course, existing ponds to be retained, parcel configuration, development program requirements, and surrounding circulation were all taken into account in the design of this community. Land uses include single-family residential in a range of densities; multifamily, community and neighborhood parks; schools; neighborhood commercial; and open space paseos for pedestrian connectivity and conveyance of storm runoff.
