Synopsis:  Pangaea provided planning and engineering services to design and implement the final engineering of this neighborhood on a former palm nursery. 37 new homes on interlocking cluster lots, along with one existing home, were accommodated on 12 net acres. New hydromodification regulations went into effect subsequent to the Tentative Map approval. The water quality area tripled in size from the approved map, but units were reconfigured and no units were lost.
